I lived on the Sunshine Coast from October, 1995, until July, 2010 so I witnessed the mania that took place over a ten year span.
My last two years there were spent in Sechelt in the Oracle Heights area and I did a lot of walking around the developments coming on stream there. A recent visit to coastal realty sites show many of finished houses and townhouses in those developments are for sale but what shocks is how many lots are for sale in unfinished developments from Gibsons to Pender Harbour.
Now here is one property I walked by almost every day:
6220 Mika Road, Sechelt, V0N 3A7.
It is currently listed with Re/Max Oceanview Realty. If I remember correctly, in 2009, it was originally listed at $825,000 but is now listed at $640,000. I was just wondering if you could verify this. When it didn’t sell in 2009, the house was rented. Thanks.

I see great value of your site but do see one problem is that most of this significant drops are from those really out-f-reach overvalued listing.

Observer, I’ve got a couple of files that I collected a pile of 2011 and 2012 assessment data from BCAssessment (just before & after the new year). Most of the data that I pulled was “sold” info, although some neighbourhoods (where I stalk my friends/family’s recent RE purchases) have just the basic assessment data. Jesus christ. Look at all these requests. Just the fact that so many people want to see so many varied properties is a testament to the sorry state of our closed data access. And this is just historical listings info. Imagine sales info requests. If anyone has information on the TREB/Competition Bureau fight, I’d appreciate an update. This data monopoly sickens me.

Looks like closing arguments are finished in December and we’re a month or two away from the decision. I loved the TREB closing argument PDF which had all discussion about Realtor Commission redacted. Don’t want the common man to know how badly you’ve been ripping us off? No doubt.

Are you kidding?!? Do you even know where to look? Never before has an industry started to become so transparent. If you want to know why there is a lack of information ask the sellers who are hiding problems with their homes. The reason there is so many requests here is because this site is more or less anonymous. Deal with your trust issues and stop spreading fear.

The anonymity of the site has nothing to do with the number of requests. People want information that should be available and I have a small subset of information that I’m happy to share.

435 West 29th avenue just sold recently but had been on the market for at least a year. It was advertised as a “miracle home” on the Remax sign out front. What did it sell for?

Recently the City put some Olympic Village condos at Shoreline, 138 Athlete’s Way, on sale. Don’t know how many sold. Would love to know. And would love to know what they sold for. Especially the only two that sold above the ground floor–so 2 oh something and 3 oh something.
I’ve heard stories about 55% off asking. But the asking sounded higher than anything I’ve seen posted.
Hi Mac, there’s an issue with maintenance at 138 Shorline as the fees will be going up significantly in the spring so that’s what’s turning away buyers they will have to lower their prices by 50% to make buyers come in and buy to offset the high maintenance fee. There’s a building in the village called compass don’t’ ever buy there maintenance for 1 bedroom $500 a month, 2 bedroom is $750 a month…ouch!

Interested to know whatever happened to 2656 W 41ST AVE featured in one of your your 2012 spotlights. Prices in the Kerrisdale area seem relatively more resilient. Perhaps the rich have deep enough pockets to wait it out longer(?)
Pulled off the market then relisted $400K higher a month later!!! I wouldn’t say prices are resilient there – I’d say owners are more delusional.

Hey Observer, great work. I have two general areas of interest (no specific listing, just trends):
1. Cambie corridor – tracking the rise and fall of Canada Line real estate.
2. Low rise apartments vs. high-rise apartments. I’m convinced low rise will fare better than high-rise but don’t have any info to substantiate the theory. Just wondering if you have any way of tracking listings by type of structure (those 4 stories or less vs. those units in buildings over 4 stories).
