Just your slightly above average home – April 2012

We see crazy numbers thrown around like > $1 million average selling price for a Vancouver home and people, especially people outside of Vancouver, are of course shocked.  Well that’s nothing because what most outsiders don’t realize is that in most places in the lower mainland, $1 million doesn’t get you a whole lot of home.  The majority of people just want to live in a slightly above average home, say the 60th percentile of homes – so for example, if there were 100 homes in an area, what does the 40th most expensive home get listed at?  Well that’s the focus of today’s post.

    Great site. It’s interesting how major price distortions in one area (Vancouver) have a ripple effect on prices in the surrounding area. I wonder how many people “cash out” with huge windfalls from selling their Vancouver homes and then bid up prices in the sub-urbs and surrounding area? Is there any way of figuring out what area people re-purchase in after they sell, or even if they stay in the same area? Also, are there any stats on what percentage of new purchases is due to foreign buying?

    ya when I sold my 600 square foot, 45 year old, one bedroom condo in Kitsilano for close to $400,000 it was pretty tempting to go buy a 3 bedroom house in Maple Ridge for the same price, but then I thought I’d wait till Kits houses came down 50%
