The Weekly Drop – June 11, 2012

Could this week be some sort of inflection point in the weekly drop?  In previous weeks the highest % recorded for the 10th place property in the list was a 21% drop and this week we have 17 properties above that level with 10th place coming in at a 23% drop…  In previous weeks we have averaged 3 properties hitting the 25% drop mark and this week we have 7…  So the message is that if you plan on making this top 10 list in the future you better do more than just drop a few 8’s from the price.

One sad thing about properties today is that it is very hard to tell if the price is a typo.  Realistically you could make a claim that most prices on the MLS must be a typo due to their disconnect with reality.  In this case I’m not sure – the $338K price was there for a week, you figured they would fix that a little quicker if it was indeed a typo.

    Great work again.
    I do think there is a pattern though where the realtor does enter a typo. Whether it is accidental or intential is a mute point it skews things somewhat. I suggest you purge any that are posted for a week and then price change like this.
    I mean typos do happen.

      Yeah, will probably need to start doing something like that. I already filter out properties that begin as a custom home development on a lot and then switch to a lot sale only – that’s usually fairly obvious but typo’s less so. Hard to believe realtors don’t check things before they post but when you see the massive amount of typo’s in the descriptions it makes you wonder.

    The sad thing is even the price drops by 50% from now, the affordability is still questionable. 75% will be ideal, but that won’t benefit home buyers either, as economy will be in $h!t, and jobs will be cut…dilemma…

      My personal opinion is that the next 3 or 4 years in the Vancouver area are going to be the worst in memory. Housing market collapse, economic collapse partly due to housing and partly due to external reasons and NDP government.

      I think it is necessary to hit rock bottom so that this province can be reborn although the longer this collapse takes to really get in motion the less likely things will ever be able to recover.

    If I may, I’d like to submit this garish, over the top monstrosity as a candidate for Price Drop of the Year. Presenting 2800 River Road, Rmd. (excellent location with a prime, unobstructed view of YVR and all the jets that roar off the runways every few minutes or so)

    (While agent #2 quickly chops off a million or so, but adds some 8’s to the price to give the listing some much needed Asian sex appeal…or so he thinks as 5+8 is not a good number to choose).
