Golden Ears Spotlight – June 21, 2012

It has been about a month since the last regional spotlight series and given today is the day the 30 year mortgage elimination was announced I figure it is a good time to take a snapshot of the ten homes that have dropped their listing price by the largest percentage since March.  I’ve combined Maple Ridge, Pitt Meadows and Mission into this Golden Ears region.  Last month it took a 17% drop to make the list, this month it is 21%.

    The online inventory and amount of new construction in Maple Ridge is insane, especially off of 240th. There is a farm at 240th and Kanaka Creek (I think owned by a Pickton brother?) that is undergoing earth moving to prepare for homes, not sure how many, maybe close to 100. I don’t think they will get the foundations poured. Down the road there are a half dozen projects underway, and the finished ones have had for sale signs up for months. Strangely, it doesn’t seem like they are trying to finish them very quickly, which leads me to believe the contractors might not have anything lined up after they are done. This happened down in Seattle when things turned upside down there.
