The prices in this area were lower before the run up over the last decade, their increases during the run up were lower and expectedly the price drops now are minimal with the second highest drop on the list coming in at 12%.

Please keep trying to post the former sold prices as reference, they are the best indicator to see if there is a real market correction. Asking prices are always a little bit relatives, they help, but not as much as the previous sold price.
It will be quite interesting to do a list with only the ones that you have their previous sold prices, it really doesnt matter if you dont have a big sample of them, just a small sample could represent the whole market, same logic as when you do a survey.
For example lets assume that now you can get the sold prices of only 5% of the all the mls listing, and of all them 90% are asking more than the prices they paid before, and 10% less than before, with the time those percetages will go up and down and you can really get a real conclusion about the market.

I get the previous sold price from the BC Assessment site and it only shows sales from Jan to Oct 2011 and it is a manual process to look up the information for each site. So, unfortunately I can’t do anything like this but agree it would be very useful

Suggestion for a future category:
Prices of pre-build condos can be found with some digging, compare that to the asking price and selling price (if available) of “brand new never-lived-in luxury condo” once the building completes and the speculator tries to unload.

There are some properties in North Delta that have had some good drops in price but they pre-date this site since the ‘posh’ sunshine hills area has stagnated since last fall. Here are some good examples:
1. MLS® F1214257 – Reno and flip job
Original list price – $868,000
Now relisted after 2 earlier price drops – $799, 000
2. MLS® F1215280
Original list price – $929, 000
Now relisted after a couple price drops on the original listing -$858,000
Just a couple that I have seen rotting out there. Some people are holding tight to their list prices.

August 2, 2012 – I have live in North Delta for most of my life and our neighbourhood is changing and not for the better. HOME NEXT DOOR WAS SOLD TO an inconsisterate BUILDER after previous owner passed away. Original Home is being destroyed and new house is to be buit in its place and be sold.
PROBLEM: the owners removed 6 cedar trees (large mature growth over 100 years) providing shade, privacy, and beauty to our neighbourhood. Can not understand how the builder who advised the neighbours the trees that were on both property lines were destroyed and accepted by Corp of Delta. Builder does not care he will not be living there. My fence has been damaged from the removal of trees, my price just dropped, and some neighbours are outraged. Pls drive by 9259 Hardy Road North Delta.

When someone buys property they have a right to build a new house and trees can be removed if constructions is blocked by the trees.The only thing is that they should plant replacement trees.looking at street view it is obvious a few trees are in the way.
