The Weekly Drop – July 30, 2012

Here are the 20 properties that dropped their price the previous week AND have dropped the largest percentage overall from their original asking price.

This is a record breaking week in just about every metric we track.  Here are some highlights:

  • Records broken this week with 13 listings hitting 25%+ (previous high was 12), 45 hitting a 20% drop (previous high was 28) and 23% to make the top 20 (previous high was 21%).  To be fair, 13 of the 20%+ listings were lots from one development in Gibsons
  • The breakdown by region includes 7 in the Sunshine Coast (5 of those are lots from the same development), 3 in Richmond and 2 in West Vancouver
  •  10 of 14 listings that have valid assessment are now listed below assessment – Last week it was 61% and the week before that 44% below assessment.  This week in the top 20 it is 71%!

I’ve managed to pull in some additional data that will show up in all new reports. There are over 4000 homes that are currently listed with the same MLS number that they had on March 9th which was the original day of that my information shows up. For these listings I will now be able to show the real starting date of the listing along with any price changes before March 9th for the MLS number.  This will not include information from before March 9th on a different MLS number for the same property but it should still be helpful.

So, for example, here is a scenario showing how the new information works for a 1234 Main Street property:

Currently on VancouverPriceDrop.Wordpress.Com we would see 1234 Main Street Listed on March 9th and Dropped to $700K on April 1.  With the new data we would see 1234 Main Street Listed December 1 and dropped 3 times since then. We would still lose all the information from before December 1st since it is under a different and unavailable MLS number but you can see we have added some useful historical info.

  • Not quite as many big cumulative drops as last week where we had 28 with 20%+ and 12 with 25%+.  This week we have 15 at 20%+ and 9 at 25%+.  That being said, there are some pretty shocking listings in the list
  • The breakdown by region includes 4 in North Vancouver, 3 in Vancouver West and 2 in Sunshine Coast, Richmond, Maple Ridge and Abbotsford
  • The #1 Listing is now down 43% and almost 75% below assessment!  Before you get too excited it is a lease hold
  • 11 of the 17 listings with assessments are now listed below assessment
