    We all know these assessments are from the highest priced year for Vancouver Real Estate, ever. We also know the new rules require that everyone’s assessment drop by $100k, minimum. When do the new assessments come out again? It’ll be fun to watch these listings that say Priced Below Assessment to no longer be priced below assessment and all the bidders know that the seller must drop below assessment in order to sell their home. A huge downward spiral cat & mouse game that I will have the pleasure of watching.

      Only problem is that in most areas the HPI is still pretty flat. Richmond, parts of Vancouver West and some of the suburbs are the only places that have seen a real decline so far at least in SFH’s. I think it is just demand falling off a cliff that is going to force the prices down and then in coming years assessments will follow

    Of course falling demand will lead to prices dropping, but that is pretty obvious and pretty basic supply and demand theory. The question is what will lead to either a lack of demand or an overabundance of supply.
