    Thanks an Observer. Do you think you could do one on Squamish? Prices have been dropping here for quite some time but I’d be interested to see what effect these new rules are having. Keep up the good work.

    White Rock is my old stomping ground. Bought in 2004 for 565,000, sold in 2006 for 800,000. Commented at that time I will be back one day and the same house will be less than what I originally paid for it. Must say its taken longer than I expected but the trajectory is correct; White Rock and South Surrey will be the Phoenix of Canada – expect 70% drops eventually. Maybe 2015-16 but 50% 2 years from is a real possibility.

      Most of the asking prices in South Surrey for higher end homes (ie > $1.5 million) are quite ridiculous. You see homes that were bought a year ago for $1.6 million being relisted without renovations for $2.5 million now.

      There was a mini HAM invasion the last couple of years where a handful of homes were bought for incredibly overpriced amounts and that skewed everything and the sellers haven’t adjusted back to reality yet

    The people who bought in South Surrey over the last years will be very sorry! This is not California or New York it is freaking Surrey. Expect to have your car broken into twice a year and your garbage rummaged through every week. The schools are full of ESL students and every neighbourhood is full of rentals. But if you want to fund your parent retirement go ahead.
