    One of the observations that was raised before is whether these listings represent a deterioration from insanity (boomers trying to cash out) to reasonable levels or are more representative of a broad decrease in price. It might be interesting to see distribution of price decreases to see whether these are outliers of the general trend or part of a natural distribution.

    I suspect there are a lot of boomers who have multiple properties who are looking to cash out and are just seeing what they can get and pricing high. Since most of these holdings have been long term their ability to suffer loses might be greater, ex. “We can afford to take another 200k hit from 2mil because we bought it for 10k. 20 years ago. I also wonder how many properties for sale are because the owner needs to sell versus just playing the market.
