Probably not Kelowna
Everyone is talking about the big urban centers, but they seem to have recovered in the last couple years and increased to an all-time high.
The rest of Canada has not. Have the rest of us seen a ‘soft landing’, or are we still in for another correction as well?
My Kelowna home was built in 2007.
2008 city assessment was 896k.
2010 city assessment was 744k (I paid 690k).
2011/2012 city assessment is 705k.
So assuming the Kelowna city assessment is close, we’ve already had a 21% correction!
Kelowna Median prices are also interesting:

Spring 2008 had a peak of peak of 500k, which quickly slid to under 400k. There was some recovery, but we’re back down around 400k. Basically a 20% drop.
I’ve heard that the Albertan’s have lost some interest in our summer playground, and now they’re looking at year-round vacation homes in Arizona that are MUCH cheaper.
