Sorry about the late posting again – Here are the 20 properties that dropped their price the previous week AND have dropped the largest percentage overall from their original asking price.

Some highlights for this week:

  • 50 listings dropped to a cumulative total of 20%+ this week, 20 hit 25% and 4 hit 30% this week
  •  West Vancouver appears 3 times, New Westminster, Whistler, Vancouver West and Richmond all make the list 2 times
  •  15 of 18 listings with assessment info are now listed below assessment for a total of 83% beating last weeks record setting percentage

3 price drops in a little over a month and now listed over 20% BELOW assessment which is pretty rare for a liveable single family home not in foreclosure.  It’s obviously empty looking at the pictures – is this someone who bought a new place before selling, an overseas “investor” or an investment property?  I’m thinking the answer is (A) and this is a big mistake that many will make

$1.3 million in price drops in Dunbar and still above assessment.  Also interesting to note that they started with 5 8’s in the price, dropped to 2 then back up to 3 and now settled for just a single 8.  Now, correct me if I am wrong, but isn’t the “Denman neighborhood” downtown?

We’ve seen this one on various “If I lost a million dollars” and “weekly drop” lists over the last 7 months but finally it has 1) dropped over $5 million  2) made first spot on the list and 3) listed below assessment!    Apparently this one actually started much higher in price back before March of this year.

Turns out this home was purchased in 2008 for $8.1 million!  So, if it sells for asking then they are looking at a loss of $202K + $392K in transfer fees on the purchase and commission on the sale for an overall loss of $594K in a little over 4 years not to mention that this home has seemingly been empty for about 2 years now.

    #2- No, in fact you are correct. Dunbar is not in the “sought after Denman neighborhood”.
    As a seller, I’d be happy forking over $60,000 plus in commission to this professional real estate agent for a job well done. This is also more than the average British Columbian earns working for an entire year.

    A couple notes: I notice in the photos that the master bathroom in # 4 has no mirrors; I guess that’s because if you pay this much for this house you can’t face yourself the morning after……………..
    And regarding #1, it looks like the furniture-staging company doesn’t own any rugs to soften all those harsh hardwood floors………………

    I always enjoy the weekly drop– thanks!

    For #18, it must be painful to be a recent buyer– huge price drops, special assessment (and in this case, the seller is paying the assessment, and it’s still selling for cheap!)

    For #6, the price is about $100/sq.ft!

      #6 As per the listing they actually include the sqft of the patio to get to the total Sqft 🙂
      Who knows how big that is? Anyways, we are getting there.

    I wish you would skip the strata hotel units as these have been loser in the R/E market for years (pre 2008 meltdown) and don’t truly reflect the residential market. Anything that is 1/4 or 1/2 share or hotel strata is just a glorified time share.

    The #1 house in west van I am shure I went to a garage sale there at least two years ago and I am sure it was for sale back then.
