Desperation Meter – April 3, 2013

Here are the top 20 most desperate properties.  The formula attempts to determine the level of desperation for a particular home by looking at price drops and relistings and weighting them based on the size of the drop and how recently it happened.  The number in brackets after the address shows the previous ranking from 3 weeks ago

  • White Rock tops the list again with 4 (and a 5th in 21st spot), West Vancouver and Vancouver West have 3 each and Coquitlam, Burnaby and Surrey each have 2
  • 6 of the homes on the list are new builds
  • 9 of the 19 homes with assessment data are currently priced under assessment

    The purchase price in the 90’s in that area was around $400k-$500k.

      I love the way they changed the picture. Nothing like a photo of the realturds hummer parked under a mold covered car port to make you want to part with a couple of mill. Seriously people, get a scrubbing brush or use a different shot.

        I didn’t notice the cross in the master but I did notice the conflicting imagery in the living room with all the buddhist and hindu statuary and the nice big leather couches. Have to cover all the bases I guess; if we look closely maybe there’s a copy of the Koran hiding somewhere.

        I don’t get the outside picture at all – it looks like a petrol station in front of the house. Very grey also, I first thought it was snow covered. Definitely breaking the trend in West Van where most houses are shot at dusk.

    #3 – Angus Dr. The Realtor listing for April 2010 can still be reached: http://www.vancouverresidence.com/11206-5726-angus-dr.html# . It has interior shots and it looks nice. I wonder what happened between 2010 and 2013 so that it now requires ‘refurbishment’ to the extent that they cannot show any interior shots.

    #8 – McCourt Rd, Sechelt. I walked around this townhouse development back in 2009-10. Of the units built, there was still one that hadn’t sold. They looked nice. I have been following the RE listing on the SC and am noticing many developers putting up for sale the land for Phase 2, etc of their projects. There are too many units from the first phases unsold. They have over built on the SC and are now chasing too few buyers. Many recent projects aren’t even bothering to build spec homes – just flogging the lots (e.g. Parkland in Gibsons). It’s not looking good and, yet, there are new development proposals being presented to the public for review – crazy. I guess these developers feel its different where and what they want to build.

        I was actually on the project’s website a few days ago having a look (http://wharfplace.com/). If you go to SC Realtor Gary Little’s interactive map here (http://www.garylittle.ca/map.html) and zoom in to that development you will discover that they have dropped the price on all the units by at least $20,000 and even more. Just look at how much is on the market in the core area of Sechelt alone – it’s crazy. There is another strata townhouse development not far away at 5778 Marine Way that has some of the units listed on a Foreclosure website. I am sure there are going to be many more developments following the same path.

    Love the site, thanks for all your hard work Observer. I have some info on #16 in White Rock. My parents were looking at it two years ago when it was listed for 1.25m. They offered 1.1m and were rejected. Basically the owner purchaed the property new in 2006 for just over $950,000. Rented it out for 4k/month till 2011. The owner refinanced the property based off an assessment done in 2010 for 1.5m. Then took off overseas. Now it is owned by one of the “big 5”, which is why you see the regular price drops aka.. following the market down. Crazy to think this property is actually down substantially, after 7 years. This might be a rare accurance, but it’s going to be the norm. I am 26 years old, huge real estate bear. I feel bad for people my age who have been pressured into purchasing the “first world” dream. The demographics are pretty simple, and it’s easy to take a step back and understand why almost every first world country has had a real estate bubble and subsequent pop. Baby boomers in their peak earning years with access to easy money. Sorry for the rant…. numbers might not be exact above so don’t quote me, but it’s relatively close. Hopefully you found this useful 🙂

    One suggestion I would add is to factor in some weight to how low the list price is relative to assessed value. I realize assessed value far from perfect, but people who are listing way above assessed value may not be desperate but just fishing for suckers. Those listing well-below are probably quite desperate.

    2885 WOODSIA PL, Westwood Plateau, Coquitlam is a former grow-op. Re-occupancy permit was issued in 2005. It is in foreclosure now. It is almost impossible now to finance former grow-ops even with more that 20% down. There are only smaller credit unions that still provide financing on former grow-ops. Bank do not touch these. I would have been sold by now for that price if it would be a clean house.

      An above ground basement suite is exactly that…a suite in a basement that is above ground rather than dug into the ground. Typically, you will find these in what is termed a “basement entry” home. This is the style of home that you enter through the front door and go up stairs to your main living areas such as the kitchen, dining room, living room and bedrooms. The lower, entry floor which is below the main floor is the basement.

    #11 seems to have undergone a miraculous transformation in 15months from 25th Jan 2011 to merit an increase of almost $1,000,000 and what “greed index” was used. Further, all mosques in Islamic countries use mega-watt loudspeakers to call the faithful to prayers. So nice to be near and hear every decibel of it – at 5am!

    Fine work to get all this info, not sure why a structure in and around Vancouver, cost as much as it does.
    There are city’s in this world that are better, and realetstate cost a 1/3 of Vancouver.
    Maybe someone can tell me why Vancouver, has the house prices it does?
    Not asking those who have never been anywhere else, I understand for you Vancouver, or nothing.
    I am asking people who have lived at different city’s around the world.

    There’s a Yoyo Land theme park in a mall in Thailand. I was half-expecting the Google search result to be Vancouver.
