    FWIW, continued increases in the MLS HPI for April. Will the HPI for Vanc roll over anytime soon? Or will it stage a modest recovery in the next several months and complete a “golden cross” type chart formation?

    Will any fence sitting buyers be influenced by yesterday’s so called surprise win by the Liberals (sans Christy, of course)? Were all the pollsters completely wrong or was something more sinister going on behind the scenes? Needless to say, every reporter, political expert and average joe following the campaign is still scratching their head in utter confusion the day after (and likely will for weeks and months to follow). Given all the Liberal and more specifically, Christy Clark bashing of late, it is truly amazing that very few turned out to vote at the end of the day.

    In a nutshell, I’m still sticking with my call for a flat to upwardly trending RE market for way longer than most of the frustrated bears expect. Over leveraged RE investors should take the opportunity to lighten up the portfolio while there are still some buyers kicking the tires. When (not if) the music stops and some air is let out of this enormous global asset bubble, only those that have made preparations in advance will escape more or less unscathed. I believe what we witnessed in 2008-09 was only a brief market correction. Those who feel the worst is clearly behind us are in for a rude awakening. IMHO, the real crash and resulting multi-year recession/depression that follows hasn’t happened yet.

    Terra Nova, Richmond – # listings for detached homes suddenly down by 75% this week. Seems very odd. What’s up?

    11 maple court in anmore apparently just sold after being on the market for around 2 years at least from what I can tell. Is there anyone out there who would know how much it actually sold for? It had multiple drops in price from north of a million down to 900k most recently. MLS® Num:

    For those of you missing your price-drop fix, here are six West Van homes selling for some pretty big discounts off of assessed values.

    V996607 – Asking $2.899M – $587k below assessment.
    V1002744 – Asking $1.899M – $331k below assessment.
    V996640 – Asking $999k – $230k below assessment.
    V1009483 – Asking $899k – $239k below assessment.
    V1001012 – Asking $719k – $226k below assessment.
    V998594 – Asking $875k – $148k below assessment.

    I enjoy and appreciate the time and effort you put into the weekly blog. Would not a monthly blog accomplish the purpose with less effort on your part. I would really be disappointed if you chose to cease posting the blog.

    Look at the pictures, obviously empty, wonder how long it’s soul purpose has been a portion of some investment portfolio…

      lol, far from it! I will be posting again but there have been some data issues that I’m working on and also I’ve been quite a bit busier lately.

      I’ll be posting a Monthly Drop post once I get that issue corrected and follow up with a new HPI chart for the last 2 months and some other reports. All of this is coming soon
