The Weekly Drop – September 9, 2013

September is here and I’ll hopefully have a bit more time and energy to devote to the blog so lets start with the weekly drop.  I’m probably going to avoid adding much commentary since that is really the most time consuming part of the process – you guys feel free to add your commentary in the comments below.  I also probably won’t be separating things into attached / detached / metro / fraser valley etc and instead do a top 30 which should have enough of a sampling for everyone

Here are the top 30 properties that changed their price or were relisted under a new MLS number the previous 2 weeks AND have dropped the largest percentage overall from their original asking price

West Vancouver leads the way with 7 listings followed by Maple Ridge with 5, Coquitlam with 3 and Vancouver West with 3.  Tops on the list has dropped over $11 million and 64%!

    Curious about other people’s opinions, but I personally haven’t seen much downward movement at all in the cost of single family dwellings under a million in Vancouver. We’ve all seen the big price drops and increasing inventory compared to sales in the burbs and in the multimillion dollar homes, but prices and sales in the 6-900K range seem to be pretty stable. I’m also thinking maybe that they’d be more resilient to a price drop than the glut of condos and higher priced homes. Tell me if you think I’m off base here.

      This makes sense to me. A few factors are probably contributing.

      First, the CMHC eligibility limit of $1M for insurance is probably pushing some that could have carried a $1M+ mortgage under the old rules into sub-million homes.

      I don’t have any stats to back this up, but it seems that the supply of single family dwellings under a million (due to redevelopment and prices rising) have been dwindling for years. This would help put a floor under this specific market.

      Seasonality may also be playing its part. For this market especially, the majority of purchasers are families with children. And they want their closing dates before school starts. More price support.

      We will see in the coming months if some of these effects start to wear off. Also, the higher interest rates will, with a lag, start to take effect.

      My very brief $.02 worth … yes, it’s condos that are really vulnerable as people figure out how expensive they actually are to own and how miserable life inside them often is. As for Vancouver, the word of the decade is densification. The economy may totter, but more people will just keep on coming and every residence will be rebuilt/allowed to house more people, so the nominal land value may well be stable. IMO every part of Vancouver will be densified beyond recognition except for Point Grey (where Gregor’s now living, whaddayaknow), which is going to be a gated community one way or another. So, I don’t think you’re off base, but you may well soon be off to the burbs with the rest of us.

    Now I do not believe this blog… Winter is coming, so the price will drop.. and the blog will say that the burst is here… And then in next spring, this blog will stop posting as the price will go up.. See properties in this posting.. most of them are condos and townhouses.. and properties far from Vancouver city… This kind of information is worse than stupid and conning information from realtors..

        I understand you point, but it also delivers incorrect information.. as visitors in this blog may want to generalize this huge price drop… Why don’t you post the properties that sold over listing price or close to listing price? It seems that you do not like some criticisms from others..

        Of course.. there are some stupid or opportunistic sellers who ridiculously over-priced their properties.. but you should not make a case from such listings.. I was a big fan of this blog, but I think that biased and distorted information is the worst.. and.. that is why I made a criticism. We need to look at overall statistics rather than top 30 or top 10 listings..

        6) West Vancouver, Vancouver and Coquitlam are 3 of the top 4 regions in the list and North Vancouver had multiple entries as well so no, most properties are not far from Vancouver City

      Ha ha, so your point is that a 64% drop from July (2010) to Sept (2013) is merely a seasonal thing? In that case we should all expect the price to pop right back up by $11.5 mill in the spring. I could of sworn that July was a low point seasonally in the market and that Sept was one of the higher points.

      Perhaps North Vancouver is too far away from Vancouver City to fall into the “not” worse than stupid category? How does theory explain the properties on here that have been listed continuously for years, over all seasons and yet have not sold? Do you believe a possible explanation could be that they are over priced? Perhaps the property in the #1 position is a condominium and the owners and their realtor have not been told? I wonder if they have been basing their financial decisions on the assumption that they own an almost $18 million house close to the city, when in fact they own a rural condo that is presumably worth less than $6,500,000?

    Speaking of stats and graphs, there seems to be something up with the Squamish inventory on the MLS. The total number of listings comes up as 391 yet when you brake it down to the individual categories (houses, townhouses, condos etc.) the total of all those categories only comes to 370. Mind you, there has always been a discrepancy between the two numbers, anywhere from 7 to 2 which is why I have always recorded both numbers. 21 points though, seems to me, to be extreme jiggery pokey.

    See, this is what happens when I am not here to supervise!

    So foreclosures( like Marine Drive property in West Van #5)-are they worth the agony! Do they usually sell for assessed?

    Has anyone had exposure to fore closures? Are they worth the time ?

      Cb re:foreclosures. In most cases that *I* have seen in the past few years(a few dozen) maybe one was considered a good deal…but not an exceptionally good deal. There are definitely risks and hassles involved. It is very common to have a property sell for over list price in court…and they are always as is where is. If you are considering one, get a better than average home inspector and be prepared to adjust your bid in court. 🙂
