    The house on Waltham was built by a spec builder who has two other new builds also for sale in the Metrotown/Deer Lake areas. None of the houses have sold and they are all aimed at Chinese immigrant buyers who have all but disappeared from this area. This builder will likely go bankrupt soon.

    The realtor of the house in Vancouver West needs to be checked for delusions. It is listed as having a “super low price”, but it is being sold As Is / where Is, and is STILL priced above assessment.

        There have been a ton of price increases lately on homes that have been sitting forever.

        I guess the seller’s thought process is that they hear the market is hot so they better increase the price. In reality, yes sales have been much stronger than expected in the summer and yet you STILL didn’t sell your house so maybe you should lower the price, not increase it!

    Not sure if people who have listed outlandish prices (way above assessment) are desperate. They are just keeping an offer out there in case someone bites. All they need is a really patient/desperate realtor or be one themselves.

    The Squamish listing at the bottom is in the area that I track and I have been watching it quite closely. It is a foreclosure. The owners who were foreclosed on purchased it for $472K. Houses in that area are selling on average for 5% over assessment which would put its assumed sale price at $428,400

    Hello,

    I notice that the significant price drops (with weekly drop) seem to take place with high end properties (e.g. stunning homes in West Van) or low end properties in the outskirts (e.g. condos in Abottsford). What I am curious about is transparency on price movements with mid range properties (e.g. $700 to $1M for detached homes) closer to urban core ( e.g. East Van, North shore, Burnaby, New West). Any chance you can run scan to shine a light on these mid range properties. I suspect there has not been much movement either direction, but would be nice to see the stats.

      mid price range properties closer to the core definitely have much smaller drops. Lots of reasons for this such as the price and location ensuring a wider potential buyer pool plus there are a large number of comparable listings and comparable recent sales so you can’t deviate too much from this. I’ll make some sort of report that tries to quantify these regional results by price range at some point

    Someone with data access should dig into the Chancellor. 4880 Bennett, Metrotown.
    Complete now-ish.
    245 units. 39 listed on MLS! That doesn’t count the ones on craigslist, the second and third “investments” not listed until the first one sells (the realtor knows, no need to actually list them all), and the ones waiting for the spring buying frenzy.

    Any one know how to get original presale pricing?

    Vancouver numbers are out. Prices are back to their all time highs in Spring of 2012. Sales are way up from last year – about 70%+- Listings are down.

      That’s one way to look at it… The other is that average prices mean little and the HPI is down around 8% when adjusted for inflation since the peak.

      Also, 70% increase in sales from last year, the worst summer and early fall on record, still puts things at or below the 10 year average and this is with sub 3% locked in 5 year rates.
