Years on Market – January 11, 2013

The “Days On Market” stat that the real estate industry often quotes is completely meaningless.  I can say this because the truth behind the stat is that each time a property is relisted, the number is reset back to zero and there is a property on this list that has been relisted 16 times!

Here are the top 20 properties based on the real days on market.  I define any gap of less than 6 months as part of the current days on market.  So, a home that lists for 3 months, gets pulled for 3 months and then relists for another 6 months will have a 1 years worth of days on market.  Sure, it was not listed for 3 of those months but realistically if their realtor called them up in that window with an offer they would have likely went for it.  I’m looking for the true essence of the Days On Market stat – so really, how many days has it been available for.  To make this Top 20 you would need 1695 days on market…  The best description may be the 1st place listing with 2289 days on market (at least, this is how far back the info I have goes).  Their description: “Good holding property.”!!!

I’ll also put together a report that breaks this down by region and property type to get a better idea of the true DOM

* You’ll see a ‘*’ beside the date on a couple of listings.  This just denotes that those dates are not included in the calculation because there was a bigger than 6 month gap some time past these days
