Desperation Meter – March 13, 2013

I’m shaking things up a little bit and instead of the 3 weekly price drop reports I’m going to post a weekly “Desperation Meter” top 20.  The formula attempts to determine the level of desperation for a particular home by looking at price drops and relistings and weighting them based on the size of the drop and how recently it happened.

  • White Rock, Surrey, Richmond and Vancouver West all make the list 3 times with North Vancouver and West Vancouver appearing twice each
  • 6 of the homes on the list are new builds
  • 10 of the 19 homes with assessment data are currently priced under assessment
  • No attached properties made the top 20 but plenty are littering the top 50

UPDATE: MORE LIES!!!  Take a look at #6 in Panorama Ridge with the address 12958 COULTHARD RD.  They claim in their description that it is currently rented for $6500/month and that the renter could stay after sale.  I even commented in the Weekly Drop on February 25th that I was surprised that it had been rented out at such a high amount (despite this still being a poor CAP rate basically anywhere else in the world).  Well check out Craigslist where it is still there, where it has been pretty much constantly for at least a year asking for $4750/month.  Buyer beware!

New build has been listed for over a year and is already below assessment after close to $900K and 23% in drops.  The owners tried the brilliant move of increasing the price of their lonely home by $200K during a horrible market and after a couple of drops are actually still $1K higher than the previous low price.  Sorry to break it to you but if it didn’t sell for $3 million in August then there is no way it will sell for even $2.7 million today.  Even with this dramatic drop in price they still have plenty of profit room although by the time it sells I doubt it will break even.

Pulled the home in October and then relisted for more in January despite being listed for over a year and a half!  Currently listed for over 20% BELOW their 2011 assessment and their 2012 assessment dropped by 12%.  “Quiet cul-de-sac location” – except when the planes fly by every 48 seconds…

Assessment went up over 20% this past year but this home is now down $1.4 million and 35% from its ridiculous high asking price from a year ago.  Initial price was over double its assessment!!!  “Priced well below replacement cost” so using some math that would mean previously it was priced $1.3 million+ OVER replacement price… for a brand new version of the home…  I wonder why it didn’t sell?

    Great list! Many homes are taken off the market and back on again, obviously to draw attention again and resetting the DOM clock, but this must cost the realtor some kind of relisting fee. Does anyone know how much it costs to list a home on the MLS?

    Dear listing realtors for #19, 13, 9 & 8: if you have an empty house to sell, you should consider staging it. Go look at the photos for # 4 and see how nice that looks. Remember, people buy pretty!

      I wouldn’t characterize the owners as greedy. Given that being overpriced by 30-40% seems to be the norm rather than an outlier in this market.

      Of course I only say that because I’m gleefully anticipating (or at least hoping for) a crash so I can pick something up (relatively for this market) cheap. I’d be a hypocrite if I was mocking these people for trying to get too much, when I’m hoping to pay (once again relative for this market) too little:)

      #5 was a court ordered sale. The price is usually set by independent appraisals, realtor input and feedback from showings. Can’t say greed is ever a factor in any I have worked with.

        Is there a way to determine if this has always been a foreclosure listing or could it have been a regular listing that eventually turned into a foreclosure once the price got below the outstanding mortgage + HELOC?

        If the independant appraisers and realtors thought $1.33 million was reasonable for a home that was assessed at under $950K then perhaps they should seek other lines of work! I know that area and no standard lot value homes were going for near $1.3 million last summer

        From the records I can access, this is the only recorded MLS listing in the history. It appears this has been the same owner since at least 1978. The Conduct of Sale was held by a private lender. I can’t tell what the financial encumbrances entailed unless I pull the title and research it. Curious that a home that appears to have had the same owner for so many years would have it financed that high? Seems “not so typical”. It appears to have had an elderly occupant by the era of the decorating. The listing states it was occupied by the owner.

    An Observer: two questions for you.
    a) Are you willing to share where you get all this wonderful information on past prices? I’m guessing this has asked before, so if it was answered previously maybe someone could at least point me in the right direction (ie which monthly archive would be helpful).

    b) More of a comment than a questions I suppose, but… Allowing myself a moment of complete selfishness and selfabsortion, I’m hoping this format is just a fun experiement and you go back to splitting listings up geographically. After a few years of spending 3-4 hours a day in a car, I will never again commute and thus only care about Vancouver prices.

    Also another comment….is it just my crappie IE browser (I’m at work…can’t change) or do other people have an issue with the comment box being partially covered by the email/name/website boxes? I could have a hundred typos and would never know since I can’t see what I’m typing right now.

      I agree with this second comment. I hope you return to the old format. I understand it’s a lot of work, but perhaps instead of trying to do three postings a week, you could do one a week. One for Vancouver detached, one for Vancouver attached, and one for outside Vancouver (although to be honest, I could live without the outside Vancouver listing as well).

      Or how about just one for Vancouver, and one for outside Vancouver?

      This new format isn’t really as helpful. It’s unclear what the formula is for the desperation meter or whether it correlates with any reality. Further, while it’s sort of fun to laugh at realtors and the obviously greedy, “desperation” itself suggests something that’s not really all that funny. More and more people are going to be forced to sell – for one reason or another. I sort of like the meter, but I don’t think it should be the focus of the site. Also, this new format is not organized geographically, which is what I liked best about the last format.

      Anyway, I hope you return to the old format in one form or another. It was perfect.

    #13- Fire hydrant in front of house as an asset. That’s a novel take. Reality is that that owner or guests can’t park in front of the house. Also note high voltage overhead power lines for easy access to electricity. Seriously, there can’t be any profit left in a Burnaby new build asking 999K.

    Just a comment on the desperation score. I think some of the houses that are still listed for way above assessed value may not be that desperate. Those sellers may just be fishing for a bid.

    Went through that entire list.
    Here’s my take:
    #19, 18, 13, 10, 9, and 8 are all completely empty.
    #17, 16, 14, 11, and 6 are professionally staged with furniture moved in for the pictures. Too clean, too barren, no wall pictures, no plants, no sign of life.
    #20 and 3 are rented, messy, with no staging.
    #15 is genuinely occupied.
    #7, 4 and 1 may be occupied, but staged. Especially #7, no-one would move in that many books for staging photos.

      No, this doesn’t add to the score (mainly because difficult to verify and would need a ton of manual work) but an empty house will often end up with a high desperation score since the owner will be more likely to frequently reduce price until it sells.

    Great job again, but there’s one thing I just can’t let go. In #8, “This new White Rock home…” should read “This new SURREY home..” It’s on 27A Avenue, almost TWO MILES from the actual border of White Rock at 16th Ave., and it’s across two major highways. This is another form of realtor crapola that needs to be called out.

    But great great job, really. Particularly striking is #1, West Van near shoreline thirty percent under assessment and still not selling. Ominous.

      I see this all the time. One of the past lists had a house on 32nd listed as “White Rock”. White Rock ends at 16th and 160th (using Surrey Street number system, White Rock uses names not numbers). It is not uncommon to see houses listed as White Rock 3-4 Kilometers into Surrey. Like someone listing a condo at Terminal & Main as “Kits”.

      I bet if you went by the descriptions in mls.ca over half that say “White Rock” are actually Surrey.

        Mr White Rock: The FVREB categorizes areas in our system to help differentiate and narrow down search areas. The system has an area defined as “South Surrey/White Rock”. Realtors input data with a postal code. The system determines the area by the data it receives. Perhaps you can contact FVREB and inquire about getting the area better defined if you feel it should be. If enough people want it, I imagine it would happen.

    FWIW…

    Global TV just ran two RE spots (within an hour of each other) on this morning’s news featuring Joannah Connolly, editor of the highly acclaimed BIV and holder of a BA in Eng Lit. Not surprisingly, the very eager to please “Mr. Mom”, Steve Darling, seemed more the willing to play along (as evidenced by his recent decision to use the same hairdresser as all the other female anchors).

    In segment one, she commented on the 0.1% rise in the Cdn new HPI (for Jan) and implied the housing market had “reversed a downtrend”. She also mentioned the Cdn$ and how “it rose five cents” yesterday. How sad. Colorful, animated bar graphs (a la CNBC) were used in the presentation to drive home the point that home prices are still way higher than they were in 2009. The year 2012 was conveniently omitted from graph #1 so as to mislead the public into believing the upward trajectory is still intact. graph #2 was equally laughable with price chg’s in Vanc, Vic, Wpg and Cda average all appearing to be gains with upward pointing bars

    In segment two, she talked about how hot the commercial RE was, that land was in limited supply and that investors were “snapping up anything and everything”.

      Icing on the cake is how the guy listing it puts his P.Eng professional designation at the end of his name. Another delusional ahole engineer who thinks it seems to matter in this situation. Surprised he didn’t put b.asc in there as well.
      Hey buddy you’re not signing off on a technical report, youre renting a moldy house with 40 year old funiture. If anything it makes your pprofession look bad rather than good.

        Maybe he puts that because it’s his title and he earned it. The same reason doctors precede their name with Dr. This reflects nothing on the profession in my opinion. Why are you so bitter? Engineering drop-out?

    Here is my fist attempt to create a heat map for Vancouver. This is for asking prices. This is for houses, town houses, condos combined.Any feedback is welcome.
    Condos Heat Map and Houses Heat Map (one map for each) are also available
    If you have a link to a page where complete daily sales are posted I would like to know about it. I need just the address and final price. A date for a the transaction would also help
    A comment on my site with the link to any info like above would be enough
    The above will help me to create two very interesting maps: asking prices vs sold prices

      Neat job, mate, No one will be surprised by that distribution, but it’s neat to have the visual representation. And it will be neat to put them together in a .gif after you have 10 or so to see the creeping blue.

    dumb question here- how is the assessed value calculated and what should one infer from the assessed value?

    There is a home for sale around the corner from me- the assessed value is $849K, but it is listed at $1.075M. Of course, i only found out about the assessed value from a realtor who knew how much it was sold for originally.

    Someone (not me) should call the craigslist ad and try to arrange a viewing for the rental. Go as an eager potential renter, take some pics of the place, then call the realtor on the misinformation that is being provided.

    100%… #6. $6500 is what the Craigslist ad listed it to rent for 3.86 years ago… Since then the realtor sees the house isn’t gonna move and is just copy/paste the same old description renewal after renewal. To change it would take effort.

        The fact that wet at the bottom has sold has within me with opened up an emptiness that I can’t adequately describe. And that it sold for so much causes me such sorrow. Only an Oreo Blizzard with extra fudge and watching “The Outlaw Josey Wales” can ameliorate this unfathomable sadness.
